Residential Apartment Building Design in Satwa, Dubai

Amitis Design developed the architectural and interior concept for this residential apartment building in Satwa, Dubai. The project covers the exterior architecture, entrance lobby, elevator area and typical apartment interiors within one coordinated design direction as part of out design consultancy services in Dubai.

The concept responds to the urban character of Satwa through recessed balconies, screened parking levels, vertical facade elements, planted terraces and a clearly defined entrance. Inside, the expressive public lobby transitions into softer apartments planned around natural light, practical storage and comfortable daily living.

Apartment Building Architecture and Exterior Design

Dubai apartment building exterior design

The project was developed as a coordinated residential apartment building design, considering the relationship between the street elevation, parking podium, residential floors, balconies and rooftop terrace. The tower rises above a structured podium containing parking and service functions. Pale cladding, dark metal railings and reflective glazing reduce the apparent weight of the upper floors, while landscaped terraces soften the transition between the podium and apartments.

Instead of using one flat facade, the exterior is divided into vertical sections. Projecting fins, recessed balconies and glazed bays create depth and help organize the repeated residential levels. The result is a modern apartment building design suited to a compact urban site in Dubai.

Modern Apartment Facade Design

The modern apartment building elevation design combines:

  • Pale stone or stone-effect cladding
  • Vertically textured facade panels
  • Dark powder-coated balcony railings
  • Dark aluminium window frames
  • Blue-grey reflective glazing
  • Perforated parking screens
  • Integrated planting

The pale exterior reflects Dubai’s strong daylight, while dark glazing and railings provide contrast. Vertical cladding lines make the building appear taller and give the solid areas a finer texture.

Recessed balconies provide shade and greater privacy for the apartments. Their side walls and upper slabs create protected outdoor areas that can accommodate seating and planting.

This approach to modern building design in Dubai considers exterior appearance, solar exposure, privacy and residential comfort together.

Apartment Building Entrance Lobby Design

The entrance lobby was designed as the main shared interior of the building. While the exterior uses repeated vertical elements, the lobby introduces curves, expressive stone, reflective metal, colored glass and indoor planting. The change creates a memorable arrival while maintaining a connection to the building’s warm neutral palette.

The apartment building lobby design includes reception, waiting, circulation and elevator access within one open area. A central seating and planter island organizes movement without blocking visibility between the entrance, reception desk and lift doors.

Lobby Reception Area

The reception desk has a curved bronze-toned metal front formed from rounded vertical sections. Its reflective surface catches light from the floor, suspended glass artwork and illuminated wall behind it.

A large textured backdrop defines the lobby reception area. Concealed lighting around the upper and side edges gives the wall an even glow and makes the concierge position easy to identify from the entrance.

The reception desk remains low enough to preserve open views through the lobby

Elevator Lobby Design

The lift wall is composed from large brown marble panels, warm metal elevator doors, timber-toned wall sections and red perforated screens.

Thin dark joints organize the wall and allow service doors and technical panels to blend into the composition. Linear lighting above the lift doors highlights the metal finish and clearly identifies each entrance.

The elevator lobby design turns a functional circulation area into a central feature of the public interior.

Typical Apartment Interior Design

The typical apartments combine market appeal with practical, repeatable specifications for the development. A neutral palette, durable finishes and well-planned storage create homes that feel bright, current and easy for buyers or tenants to personalize.

Open Living and Dining Area

The open layout places the living area beside the full-height glazing and keeps the dining zone close to the kitchen. This arrangement improves daylight, circulation and perceived space, helping the apartments present well in viewings and marketing material.

Kitchen Connection

Warm grey cabinetry, pale worktops and integrated lighting connect the kitchen visually with the living area. The design supports efficient installation between units while giving the open-plan interior a complete, coordinated finish.

Bedroom Interior Design

Low upholstered beds, full-height wardrobes and compact floating furniture make the bedrooms feel comfortable without wasting floor area. The consistent material palette can be adapted to different unit sizes while maintaining the same quality standard throughout the building.

Satwa Dubai Apartment Bathroom Design with Walk-In Shower

Typical Apartment Bathroom

The bathroom combines a floating vanity, concealed storage, wall-mounted sanitaryware and a walk-in shower within an efficient layout. Continuous grey stone finishes simplify the visual scheme and provide the developer with a durable, repeatable bathroom specification.

One Clear Identity

The facade, entrance lobby and apartments share a coordinated material and design language. This gives the development a recognisable identity while allowing each area to meet its own functional needs.

Designed for the Satwa Market

Shaded balconies, screened parking, integrated planting and practical apartment layouts respond to Satwa’s urban setting and Dubai’s climate. These decisions support resident comfort, visual appeal and long-term property value.

Professional Design Coordination by Amitis Design

Amitis Design developed the architecture and interiors as one complete concept, considering facade proportions, circulation, privacy, storage, materials and lighting. Detailed visualisations allowed the developer to review the full apartment building design before technical development and construction.
